The Kaizen Retail - Planning Application submitted

Beyond Property Group has submitted a full planning application for the redevelopment of land adjacent to its Kaizen development “Kaizen-Retail” on Birmingham Road, West Bromwich.

The proposal seeks planning permission for the construction of four single-storey commercial units (Use Class E) on a vacant brownfield site at 110–120 Birmingham Road, located close to the M5 West Bromwich Interchange. The site has remained unused since 2017.

The scheme will provide modern, flexible commercial space to support local businesses and employment. The development includes commercial floorspace, car parking spaces, including 18 electric vehicle charging bays, and 30 cycle parking spaces.

The design introduces active frontages along Birmingham Road, addressing a gap in the streetscape and improving natural surveillance and visual quality. The buildings will feature high-quality brickwork and large glazed shopfronts, creating a contemporary and accessible commercial environment.

The proposal complies with the Black Country Core Strategy, the emerging Sandwell Local Plan, and the National Planning Policy Framework. The scheme responds positively to pre-application feedback from Sandwell Metropolitan Borough Council, including the removal of a previously proposed drive-through element.

Once delivered, the development is expected to support local economic activity, create jobs during construction and operation, and enhance a prominent gateway site into West Bromwich.

The planning application is currently under consideration by Sandwell Metropolitan Borough Council.
